Welcome back to this week’s Kitsap Housing Market Update, for the week of October 6-12, 2025, your go-to guide for staying in the know about what’s really happening in our local real estate world. Each week, I break down how Kitsap stacks up so you don’t have to sort through endless charts or stale headlines. And while this week didn’t bring any wild swings or dramatic plot twists, we did get a little piece of good news worth celebrating: interest rates are starting to come down (even if just slightly). A small shift, but in real estate, even small changes can feel like a breath of fresh air.
Now, let’s talk about the market itself. The Kitsap market continues to hold strong, even as inventory creeps up. More homes on the market might sound like a cooling trend, but don’t be fooled, we are still well below what’s considered a “normal” or balanced market. In other words, sellers still have the upper hand, and buyers are still out there hunting for the right place to call home.
You may have noticed that homes are staying on the market a bit longer, and at first glance that might raise an eyebrow. But after digging into the numbers, it’s clear this isn’t a sign of fading demand. Instead, most of the homes sitting longer than 30 days tend to be overpriced or simply not in their best condition. Buyers are savvy, and in today’s market, the homes that shine and are priced right still move at a healthy pace.
Kitsap is still a competitive market with strong demand, and even with more inventory, we’re far from “slow.” Sellers if you price it right and prep it well, you’ll attract serious buyers. Buyers, be sure to keep your eyes open, because while homes may linger a bit longer, the gems are still going quickly. And with interest rates inching down, the next few weeks could bring even more opportunities on both sides of the table.
This week’s Kitsap County Housing Market Stats show a clear cooldown compared to last week, but don’t let the numbers fool you—it’s not necessarily bad news. Active listings dropped from 81 to 72, meaning fewer homes are currently available. Both pending inspections and pending sales saw a dip as well, going from 55 to 31 and 35 to 20, respectively. This tells us that buyer activity has slowed a bit, which is common as we transition further into fall when the market typically takes a breather.
Sold homes also decreased from 71 to 63, and contingent sales dropped from 6 to just 1 this week. However, the expired and canceled listings nearly doubled from 14 to 27, suggesting that many sellers may be re-evaluating their pricing or strategy as we near the holiday season. Homes that aren’t priced competitively or presented well are the first to stall, while the ones that shine, and are priced right, are still moving steadily.
Overall, the Kitsap market remains strong but is clearly adjusting to the seasonal slowdown. With interest rates starting to ease slightly, buyers who’ve been waiting on the sidelines could soon step back in, adding some energy to the market. Sellers who stay realistic and strategic about pricing will continue to attract serious buyers, even as the pace cools.
